Resident History: An applicant must have at least 18 months resident history without any negative information or be a previous homeowner. Applicants with no rental history or with less than 18 months of rental history can qualify with a co-signer. Co-signer must meet the co-signer criteria outlined below.Income Requirement: Applicant shall have a verifiable monthly gross income of 2.5 times the monthly rent. Proof of legal, verifiable income is required. Acceptable proof of income includes, but is not limited to applicant’s most recent pay stub or W-2 form, if employed; a copy of applicants most recent tax return, bank statements, proof of government payments (such as welfare, disability, social security, etc., proof of spousal and/or child support payments, proof of retirement income, etc.
Credit History: Applicants must have a FICO score of 535 or above. A FICO score of 500 to 534 will be considered with conditions only. These conditions are a co-signer or an additional security deposit (total security deposit equal to 2 times the monthly rent). The applicant can not currently owe another landlord monies unless payment arrangements have been arranged and instated.Automatic Denials: Conviction of a felony, bankruptcy that is not discharged, eviction, skip or money owed to previous landlord or falsification of information on the application.
Pet Criteria: Dogs must be 1 year or above. No aggressive breeds i.e. pit bull mixes, Doberman Pinschers, or wolf breeds. Pet deposits are required and start at $200.00 per pet for pets up to and including 20 pounds. $300.00 for pets between 21 and 30 pounds, $400.00 for pets 31 to 40 pounds. Pet deposits for pets over 40 pounds to be determined. Cats shall be spayed or neutered if a male cat. Assistive animals for the disabled are not considered to be pets and are exempt from the foregoing restrictions, but do require prior written approval of management.
Co-signers: Co-signers have to qualify with income 5 times the amount of rent. Credit score has to be 700 or above.
Foreclosures or Short Sales: Foreclosures or Short Sales are acceptable as long as the credit score still falls within the Credit criteria.

All residents are required to obtain and maintain a policy of Renters Insurance and name the Property Management Company as an additional insured.
